The Canoa Preserve property consists of approximately 350 acres of vacant land in Green Valley, Arizona, which is located approximately 25 miles south of Tucson within the southeast portion of Pima County. The site is generally a square parcel divided by an existing north-south roadway, Camino de la Canoa Road, separating the property into two smaller parcels.
The site is accessed via Interstate-19 south of Tucson and is located approximately 2 miles southeast of the Continental Road interchange. Green Valley is thought to be primarily a retirement community, but recent growth patterns, due to its close proximity to the developing Tucson area, has transformed the housing dynamic of this area. The availability of larger and unique home sites in recent years has motivated more families to move into the Green Valley community, resulting in a more balanced demographic breakdown.
Green Valley offers its residents a variety of amenities including golf courses, shopping, recreation centers, schools and medical facilities. The residents of Green Valley also have the benefit of the nearby Tucson metropolitan area with respect to recreational amenities, schools, employment and services.
The site provides attractive views to the Santa Rita mountain range immediately to the east and the Santa Catalina mountain range to the distant north (north Tucson area). The property is traversed by several natural washes which will be preserved as open space with the development providing vista corridors to the nearby mountain ranges.
The land use designation for the subject property identified in the Pima County Comprehensive Plan is “Low Intensity Rural,” which allows for a range of zoning districts and property sizes. However, the current zoning designation for this site is RH (Rural Homestead), which allows for low density residential development with a minimum lot size of 190,000 square feet. This district also provides a cluster development option, which allows for flexibility in the grouping of lots and the location of open space areas. Similarly, the goal for the development of this property is to provide a unique large-lot residential home sites integrated with, and buffered by, large contiguous open space areas. Consistent with the residential developments north of this property, the land area located on the east side of Camino de la Canoa Road will provide the best home site locations. While the western parcel could also be developed with residential lots, this side of Camino de la Canoa is less desirable due to the existing railroad tracks and general landform character.
Therefore, the western parcel will include large residential lots ranging from 10 to 40 acres in size for residential-equestrian type development or similar uses. The site plan currently depicts 76 lots ranging from 1.25-4 acres in size on the eastern portion of the site.
There are several amenities planned for this development, which will add a unique character and exclusivity to the project. This gated community will have distinct entry features identified with large desert trees and signage walls representative of an upscale development. The entry monument signs will tie into any proposed perimeter walls establishing a unified character for the subdivision. The plans include a clubhouse, which will be furnished and will include the following features: exercise room, media room, kitchen, dining room, gathering room, library, pool and ramada area. The amount of natural open space to remain as part of the residential development is significant and will provide impressive view corridors for its residents.
