MK Company Southwest was formed in November 2008 for the sole purpose of acquiring distressed custom home lots in well located areas in the greater Phoenix and Tucson markets for investment purposes. The softened real estate market has presented some exceptional opportunities to acquire finished lots under distressed circumstances with lot values down 30 to 50% from the height of the market. Distressed lots are available through short sale, foreclosure, bank owned resale, or simply discounted by the owner for quick sale. These lots have become available due to distressed mortgage loans, the desire for owners to liquidate assets, financial stress, or a decision not to build a custom home based on market conditions. The decrease in value of custom home lots provides for an exceptional time to purchase these assets.
Over the past few years we have established a set of criteria for identifying target areas for the purchase of distressed lots. The focus on purchasing individual lots vs. larger parcels is merely a function of limited supply based our selective criteria and desire to concentrate on infill areas. The following factors were essential in determining potential investment opportunities: large custom home lots, established high-end residential communities (or master plans), ready-build lots with finished infrastructure and paved access, and distressed prices. Based on our property research, there are a limited number of lots to choose from which meet this criteria.
